Dynamic Retargeting
This is a lead producing campaign where FB targets ads to users who searched or viewed properties on your site but did not register. Carousel ads will use Sierra's property catalog so the listings shown will always be up to date and display based on what a user searched for on your site. Users will be required to sign up via FB Connect in order to access full property details.
Best for: Websites with 150-300+ unique visits per day.
Remarketing to Your Sphere
This is a lead nurturing campaign that aims to keep your existing leads engaged with your brand by showing them listings they might be interested in, based on the actions they previously took on your site. The property catalog for this campaign pulls directly from the MLS, which means listings are always updated.
Best for: Realtors with a minimum of 2,000 leads in their CRM.
Direct Lead Generation
This lead generating campaign targets the demographics likely considering a new home but have not necessarily visited your site before.
Best for: Most Realtors, especially those who specialize in residential areas where buyers are often locals.
Market My Listings
Instead of uploading new listings and manually boosting FB posts, this brand awareness campaign automatically displays your active listings in a carousel ad.
Best for: Teams, especially those who are looking to advertise without having to spend a lot of time doing it. Required minimum of 8 listings.

What type of Ads do you run?

Are there any minimum requirements for FB campaigns?
Sphere Nurture: Minimum of 2,000 leads in your Sierra CRM to kickstart the retargeting audience.
Market My Listings: At least 8 active listings to display the dynamic carousel ad.
Dynamic Retargeting: At least 100-150 site visitors per day.
Direct Lead Gen: This campaign does not have any pre-requisites. However, it should be noted that while FB direct leads are often much cheaper than Google leads, they may also not be as serious, as FB ads are less intent-based. In this case, if you are not yet running Google lead ads with us, you may want to start there before running FB direct lead ads.
How does this all work?
Our FB Ad Service is meant to be done-for-you; meaning, we build the campaign or campaigns that you choose, start to finish, based on your answers in the questionnaire above.
Can I see what these ads look like?
Yes! Please see the preview below for a general idea of what our carousel ads will look like. It is important to note that these ads are dynamic and will display uniquely to each audience member based on the actions that they previously took on your site.
What are the management fees?
Our FB Lite Pack has a 1-time $125 setup fee, a $75/mo management fee and includes management of up to a $250/mo budget and up to 2 of 4 ad types.
Our FB Full Pack has no setup fee, a $200/mo management fee and includes management of unlimited budgets and up to all 4 ad types.
What should my budget be?
Sphere Nurture: You can expect to allocate about (0.015-.025) x (your lead volume) to your monthly budget. For example, if you were uploading 10,000 leads, you could dedicate a budget of roughly $150-$250/mo. The average cost per listing view on this campaign is $0.10 each.
Dynamic Retargeting: Depending on the volume of your web traffic, you can expect to allocate roughly $50-$100/mo retargeting your site visitors. The average CPL on this campaign is $4-$7
Market My Listings: Depending on your local population density, you can allocate about $100-$400/mo on this campaign. This can also scale depending on how wide of a radius you're targeting. The average cost per listing view on this campaign is $0.10 each.
Direct Lead Ad: Depending on your local population density, you can allocate about $150-$1500/mo on this campaign. This can also scale depending on how wide of a radius you're targeting. The average CPL on this campaign is $2-$4
Are there any commitments?
Can I change my ads in the future?
Yes! You're always welcome to request an update to your FB Ad campaigns. Although these ads will be run in your personal FB business ad account, we ask that you do not pause or make any changes to them yourself and instead ask us by reaching out to digitalmarketing@sierrainteractive.com
Can you run Remarking Ads for individual agents?
Unfortunately, no, this is not possible at the current time. Remarketing ads will use CRM data from the main Sierra site, and cannot be segmented via agent sites.
